The real estate market on Smith Lake has been quite interesting this year. With a few foreclosures and short sales on Smith Lake, we have seen an increase in buying opportunities. Also, the water levels at Smith Lake are near Summer pool. I have never seen the lake this high in the Fall!

I have a great inventory of rustic cottages that will fit anyone's budget. With over 250 listings on my site alone, I have a property for just about anyone.

The market on Smith Lake is actually doing quite well with an abundance inventory for those savvy buyers. We ARE selling property here and we are fortunate that are market IS doing well.

Water Levels on Smith Lake Above Normal

With all of the rain in the South, the water levels on Smith Lake have came up about 4 feet above summer pool level! The water has started to recede now, but it was an interesting site seeing some boat ramps under the water.

The Smith Lake real estate market has also picked up. This is the time of year to buy property on the lake! The weather is warm and there are many opportunities available in all areas of the lake. I have been working with buyers from all of the surrounding states lately. I have had many Tennessee and Georgia buyers who have found out what a great bargain Smith Lake is compared to Lake Lanier and Tim's Ford Lake.

Spring Sales Picking Up on Smith Lake!

The Spring rush has started. Many people have been looking at Smith Lake real estate over the last few weeks. I have been working multiple appointments several days in a row. Interest rates are still at an all time low creating phenomenal buying opportunities right now. I wrote three contracts one day last week!

I have recently acquired some great new listings on Smith Lake that are the ideal properties for the summer. We have lenders that can get a loan closed in as quick as two weeks! Look today, be in a new home by Memorial Day weekend.

SPRING is Almost Here!

With Spring just around the corner, many people have been coming up to Smith Lake to look at properties for sale or check on their existing Smith Lake property. I have even seen some people in the water wakeboarding and wakesurfing with no wetsuits! Those are some brave folks! The water is almost at full pool now, so the water looks great, but is still very cold.

The real estate market on Smith Lake has really picked up over the last two weeks with afternoon temperatures in the 70s. Most of the calls I am getting are from buyers looking to purchase a vacation home on Smith Lake or perhaps a retirement home. I have in excess of 200 listings at this point, so I definately have some type of real estate for any buyer. If I don't have it, I will go find it!

I have listed several waterfront cabins and homes on Smith Lake this month. These properties are priced in the 300k or less range which seems to be the ideal price point. Interest rates are great and most people are taking advantage of these rates whether it be for a refinance or purchase.

A few of my customers were quoted around 4.875 for a 30 year fixed mortgage this week. I have multiple lenders who are loaning money for properties on Smith Lake.

The Birmingham Boat Show is this week which usually generates interest for Smith Lake properties. It is held at the BJCC in Birmingham, AL.

Smith Lake Water Levels Almost 5 Feet Above Summer Pool

With all of the recent soaking rains, Smith Lake water levels have risen to almost 5 feet above summer pool! I haven't seen the lake this high in about 6 or 7 years. It's amazing to go from drought conditions to this! Today the lake level is 514.31 which is 4.31 feet above the 510 elevation, which is considered Summer pool.

We do expect the water level to drop in the upcoming days, and we are glad all of this rain has brought the Southeast out of drought conditions!

If you own Smith Lake property and haven't checked your dock and lines lately, I would strongly suggest doing so. Many docks and cables have broken loose due to the rapid rise of the water.

Low Interest Rates Create High Interest In Smith Lake Properties

Gas Prices Around Smith Lake

For the first time in years, gas is cheap! Most stations around Smith Lake are selling gas for around $1.60 per gallon for 87 octane. I did see one station on Highway 78 in Jasper selling gas for $1.45. That price is the lowest I have seen.

With lower gas prices, I encourage you to come over and see what Lewis Smith Lake has to offer. Smith Lake property is a solid investment for the future. Smith Lake Water Levels Remaining Constant

The water level at Lewis Smith Lake has remained constant over the last two months. Today, the lake is at 497.28 which is 12.72 feet below the normal pool elevation of 510. The normal pool for this time of year is 496, so the lake is about 1.28 feet above normal right now. Property owners and developers are happy with the water level remaining constant in 2008. In November 0f 2007, Smith Lake was at one of the lowest levels ever due to the severe drought--around 490.8 which is 6 feet below normal winter levels! As a reminder, the Fall and Winter months are great times to buy Smith Lake property. With the lower water levels, a buyer can see what the shoreline will look like during these months. This is the perfect time of year to decide dock placement and retaining wall options if needed.

I receive calls each day from people who need to sell their Smith Lake home or property. The real estate market on Smith Lake is very complex since no one property is like another. Homes on Smith Lake may have the same square footage, but might have completely different property characteristics such as water depth or slope to the lake. That being said, pricing a property on Smith Lake is a task that takes a lot of research.
