With 2009 behind us, many Smith Lake property owners have put their home or property up for sale in 2010. The real estate market on Smith Lake has been quite interesting this year. With a few foreclosures and short sales on Smith Lake, we have seen an increase in buying opportunities. Also, the water levels at Smith Lake are near Summer pool. I have never seen the lake this high in the Fall!

Water Levels on Smith Lake Above Normal

With all of the rain in the South, the water levels on Smith Lake have came up about 4 feet above summer pool level! The water has started to recede now, but it was an interesting site seeing some boat ramps under the water.

The Smith Lake real estate market has also picked up. This is the time of year to buy property on the lake! The weather is warm and there are many opportunities available in all areas of the lake. I have been working with buyers from all of the surrounding states lately. I have had many Tennessee and Georgia buyers who have found out what a great bargain Smith Lake is compared to Lake Lanier and Tim's Ford Lake.

Smith Lake Water Levels Almost 5 Feet Above Summer Pool

With all of the recent soaking rains, Smith Lake water levels have risen to almost 5 feet above summer pool! I haven't seen the lake this high in about 6 or 7 years. It's amazing to go from drought conditions to this! Today the lake level is 514.31 which is 4.31 feet above the 510 elevation, which is considered Summer pool.

We do expect the water level to drop in the upcoming days, and we are glad all of this rain has brought the Southeast out of drought conditions!

If you own Smith Lake property and haven't checked your dock and lines lately, I would strongly suggest doing so. Many docks and cables have broken loose due to the rapid rise of the water.

Low Interest Rates Create High Interest In Smith Lake Properties

Throughout the last few weeks, interest rates have dropped considerably, thus creating some buying opportunities for Smith Lake buyers! My phone calls, emails, and showings have increased since the end of December and first part of January. For the first time in years, gas is cheap! Most stations around Smith Lake are selling gas for around $1.60 per gallon for 87 octane. I did see one station on Highway 78 in Jasper selling gas for $1.45. That price is the lowest I have seen.

Smith Lake Water Levels Remaining Constant

The water level at Lewis Smith Lake has remained constant over the last two months. Today, the lake is at 497.28 which is 12.72 feet below the normal pool elevation of 510. The normal pool for this time of year is 496, so the lake is about 1.28 feet above normal right now. Property owners and developers are happy with the water level remaining constant in 2008. In November 0f 2007, Smith Lake was at one of the lowest levels ever due to the severe drought--around 490.8 which is 6 feet below normal winter levels! As a reminder, the Fall and Winter months are great times to buy Smith Lake property. With the lower water levels, a buyer can see what the shoreline will look like during these months. This is the perfect time of year to decide dock placement and retaining wall options if needed.
